| 1. I am a start up business. What can The Innovation Centre offer me? |
Answer
As a start up business, as well as flexible easy/in easy out terms, we offer a 3 month rent free period, to enable new businesses assess whether their business is viable and likely to be a success. We also recognise that a small innovative business often requires only a small working space and in addition to small offices, offer cost effective "Rent a Desk" facilities, which is essentially a dedicated working area within a shared office environment. For a modest monthly charge the tenant has the use of a desk, filing cabinet and telephone plus access to all the other support services and facilities the Innovation Centre has to offer.

| 2. Does any advance payment need to be paid? |
Answer
We normally require a returnable deposit equivalent to 3 months rent to cover any outstanding invoices or dilapidations at the end of your tenancy.

| 3. Does The Innovation Centre have 24 hour access? |
Answer
Yes – there are 3 access points into the building with the main door manned by our receptionist, from 9.00 am to 5.00pm Monday to Friday (except Bank Holidays). Outside these times the building is alarmed with secure access available from the other two entrances. The building is CCTV protected.

| 4. Does The Innovation Centre have car parking facilities? |
Answer
We have a limited number of on site car parking spaces within our secure car park under the building. There are public car parks in the vicinity offering all day parking and there are some short stay (2 hours) parking spaces at the front and side of the building.

| 5. Can I have a longer lease? |
Answer
Tenancy can be by way of lease. We normally use the standard Law Society lease which is a short and simple agreement which eliminates the need for substantial legal costs.

| 6. What is the minimum period of occupation? |
Answer
There is no minimum period of occupation. Most of our units are available on flexible easy in/ easy out terms, which means you don't have to worry about lengthy notice periods or lease commitments when you need to move on.

| 7. What services are included? |
Answer
An incoming and outgoing postal service is provided by reception staff who will also receive visitors and provide a telephone service. Fax and photocopying facilities are available and the building has broadband connectivity. Separate meeting and training rooms are available to client businesses. There is a communal kitchen on each floor and a lounge area which is freely available for use by tenants.

| 8. What is included in the rental price? |
Answer
The rent for the offices includes service charges for the maintenance of common areas, security and reception services, but is exclusive of business rates which are paid direct to Sheffield Council. Electricity is included for the smaller offices but larger units are separately metered and charged. Rent is payable monthly in advance and service charges monthly by direct debit. Rents are reviewed annually to reflect the ongoing costs of The Innovation Centre.
