No. UKSE operates an easy-in easy-out policy. A simple licence agreement is all that is required and only 3 months termination notice is necessary should you choose to leave. If a longer term commitment is more suitable then a lease agreement can be accommodated. The licence fee is collected by monthly Direct Debit. This figure is reviewed annually and we endeavour to keep any increase to around inflation.

We normally require a returnable deposit equivalent to 3 months’ rent to cover any outstanding invoices or dilapidations at the end of your tenancy. The balance is returned to you on exit.

Generally the exterior and fabric of the premises are our responsibility. The interior of the unit/office will be let to you in a good and habitable condition and it is your responsibility to maintain this standard. It is also your responsibility to ensure that you have sufficient insurance cover appropriate for your business. On vacating the premises you must return it to the same standard.

You can customise your unit/office to suit your own needs, however, you must obtain our prior permission and have any structural plans approved by us and the Local Authority. We would always reserve the right to ask you to return the unit to its original state if you were ever to leave the centre.

The centre has a large car park and parking is free.

Yes! You can come and go 24 hours a day.

As a start-up business, as well as flexible easy/in easy out terms, we may be able to offer a rent free period, to enable you to assess whether your business is viable and likely to be a success.
