No. Whilst tenants may opt for a longer lease if they so desire, space at Hartlepool Innovation Centre is available on easy-in/easy-out terms where tenants are not tied into any period of notice.
We normally require a returnable deposit equivalent to 3 months’ rent to cover any outstanding invoices or dilapidations at the end of your tenancy.
Generally the exterior and fabric of the business premises are our responsibility. The interior of the unit/office will be let to you in a good and habitable condition and it is your responsibility to maintain this standard. It is also your responsibility to ensure that you have sufficient insurance cover appropriate for your business. On vacating the premises you must return it to the same standard.
You can customise your unit/office to suit your own needs, however, you must obtain our prior permission and have any structural plans approved by us and the Local Authority. We would always reserve the right to ask you to return the unit to its original state if you were ever to leave the centre.
The centre has a large car park and parking is free.
Yes! You can come and go 24 hours a day.
As a start-up business, as well as flexible easy/in easy out terms, we may be able to offer a rent free period, to enable you to assess whether your business is viable and likely to be a success.
